Project Overview
The Chapel business park development is a bold adaptive reuse project that transforms two aging tilt-wall warehouse structures—measuring into a vibrant mixed-use hub that fuses industrial legacy with contemporary urban living. Located on a previously underutilized site, the development reimagines post-industrial fabric as a dynamic environment where community, commerce, and culture intersect.  Combined the two buildings are 44,160 GSF — 25,320sq. ft. of commercial/office space and 18,840 sq. ft. of residential lofts. The project envisions a new approach to live-work environments in Fort Worth.
The architectural intervention preserves the structural clarity and material honesty of the original warehouses while into modern residential lofts above revitalized commercial spaces. Expansive glazing and operable storefront systems activate both levels, inviting light and activity into the interiors. Residential units above feature private balconies, rooftop clerestory windows, and access to communal outdoor areas—blending the scale of industrial heritage with the intimacy of urban living.
The entire site has undergone comprehensive remediation and site regrading to support new stormwater strategies, native landscaping, and improved pedestrian access. Former loading zones have been reprogrammed as shared green spaces and gathering areas, creating a more human-centered urban edge
The design is anchored by corrugated metal columns, sun shading, balconies, and perforated metal screen art installations that reference the neighborhood’s cultural and craft-based history. . By retaining and upgrading the bones of these industrial structures, The Chapel Business Park represents a sustainable and community-oriented approach to growth—breathing new life into overlooked architecture through sensitive reuse and contextual design. These sculptural elements animate the facade and provide identity while preserving solar comfort and privacy for residents.
